I'm looking for someone who'd like to take over my lease of this apartment which I really loved and it's rare being available. The perfect move-in date for me is later than October 22nd, but please ask about any adjustment.

It's a relatively small size 1-bed but has 2 floors where a living room is at the first floor and a bed room is on the 2nd floor. The bed room fits queen-size bed frame and has a ceiling fan, AC, heater, and some storages. What popular about this apartment is a HUGE size patio, that's why this apartment is not usually available especially in Summer but now it is! Utility wise, you only pay electricity ($20-50 if just for yourself). Coin laundry is at the basement. Landlord is a nice guy and always helpful. Neighborhood is, of course, awesome without a doubt.

Ideally, I'm looking for a new tenant who can sign a new lease with the landlord so that my lease will be terminated. The new lease has to be longer than 6 months (Nov-April). If this is what you want, then you need to pay deposit ($1390) and last month rent ($1390) at the time of signing lease. You'll also need first month rent on the first day of November. As a compliment, I can offer some of furnitures (refer this link. more will come! There is another option that you'll just pay a rent to me till the end of March, 2019. If this is the case, both deposit and rent is NOT necessary, but you'll have to promise me to pay for each month rent. I always prioritize a person who would do lease, so I might not be able to guarantee to offer this deal till the last minute. And there are already couple people who's on the list.
